How much does virtual staging cost in the UK?

We found that out first-hand. When we finished the refurb on our own property, we were quoted about £4,500 to stage it with hired furniture. We said no and built StageVeo instead.

Traditional staging vs virtual staging

Traditional staging means hiring furniture and having it delivered, set up and collected. You pay for the furniture, the hire period and the labour. If the property takes longer to let or sell, the hire runs on. Prices depend on the number of rooms and how long you keep the furniture.

Virtual staging adds furniture to your photos instead of your rooms. Nothing is delivered, and the property can stay empty while you market it. You pay once per image, or a monthly subscription.

How virtual staging is priced

Providers charge in four main ways:

• Per image. One staged photo, one price.
• Per room. One price covers several photos of the same room from different angles.
• Per listing. One price for a whole property.
• Monthly subscription. A set number of images each month.

AI tools are usually the cheapest, because the image is made in seconds. Services where a person edits each photo by hand cost more and take longer, often a day or two.

What to check before you pay

• Is the label included? You need a "Virtually staged" label on the image. Check whether it's added for you.
• Are portal sizes included? Look for ready-made Rightmove and Zoopla export sizes.
• What if you don't like the result? Check whether you get a redo or your credit back.
• Can it clear existing furniture? Removing old furniture often costs extra.
• Do credits expire? Some monthly credits don't roll over.
• Is there a minimum term? Check how you cancel.
• Can buyers and tenants shop the look? Some tools link the furniture to real products.

StageVeo prices

Annual billing is 12 months for the price of 8. Clear & Stage and Day to Dusk use 1 credit each. A cinematic clip uses 5 credits.

Worked examples

A one-bed flat to let. Living room, bedroom and kitchen, one style each. That's 3 images, covered by the free Starter plan.

A three-bed house to let. Living room, kitchen-diner and three bedrooms, two styles each. That's 10 images. A 10-credit pack costs £9, or one month of Lite costs £5.

A landlord with a few lets a year. Standard at £15 a month gives 30 stagings, plus Clear & Stage for rooms that still have old furniture in them.

Is it worth it?

It depends on the property. Where demand is high and cheaper lets go in a week, you may not need staging at all. It helps most where photos have to do more work: empty rooms, slower lets, higher-value sales, holiday lets and areas buyers don't know well.
